

It can be scary to think that something in your house could be affecting your health.
It might be persistent congestion that never seems to go away. Headaches that show up most afternoons. A child who coughs more at home than anywhere else. Sometimes there isn’t a dramatic symptom. Just a nagging sense that nobody feels quite right.
So you start searching online: “Is my house making me sick?” And suddenly you’re buried in alarming articles about mold, radon, carbon monoxide, volatile organic compounds, and a dozen other invisible threats. Every page seems to push you toward buying a test kit, scheduling an inspection, or panicking about the air your family breathes.
But testing home air quality should not be your first step.
As an indoor air quality testing company, it might seem like an odd position. But after years of helping families get answers about their home air, we’ve learned that the most useful thing we can tell someone who thinks “my house is making me sick” is this: start with your doctor, not your air.
When something in your home might be affecting your health, your instinct might be to test everything. Mold, radon, VOCs, lead, asbestos, particulate matter, and carbon monoxide. But there is no single test that checks for all of them, just like there’s no single blood test your doctor can run to diagnose every possible illness. Each contaminant requires different equipment and methods.
This is one of the most common misconceptions we hear from families who call us, convinced that their house is making them sick. Without knowing what you’re looking for, testing becomes expensive guesswork. Mold inspection runs $300 to $800. VOC testing costs $200 to $500. Radon is $150 to $300. Asbestos starts around $500. You could spend over a thousand dollars and still miss the underlying problem.
Your doctor can help you avoid that.
A physician can evaluate your symptoms, consider your medical history, and help narrow down whether environmental factors are worth investigating. An allergist can test for sensitivities to mold spores or dust mites. Your primary care doctor can spot patterns you might not notice, like three family members developing similar health problems after the basement flooded last spring.
The CDC recommends this approach. Their mold guidance states that people should “first consult a family or general health care provider who will decide whether you need a referral to a specialist.” Once your doctor has a clearer picture, you’ll know whether testing your home’s air quality makes sense and which specific contaminants are worth testing for.
Not every health issue traces back to your home. But certain patterns suggest your living spaces could be contributing to how you feel.
The strongest signal is improvement when you’re away. If headaches, congestion, fatigue, or shortness of breath ease up when you leave home for a few days, that’s worth discussing with your doctor. The NHS calls this “sick building syndrome,” where symptoms are clearly linked to time spent in a specific building.
Other patterns worth noting include symptoms that start after a specific event (such as a renovation, water damage, or new furniture), symptoms that are worse in certain rooms, symptoms that multiple household members share, and respiratory issues that don’t respond to standard allergy treatments.
Keep a simple log before your appointment. Note which symptoms you experience, when they’re worst, and which rooms you spend the most time in. This helps your doctor evaluate whether an environmental factor is involved, and helps a testing professional know where to focus if testing is warranted.
If your doctor’s evaluation suggests environmental triggers are worth investigating, it helps to understand the most common indoor air pollutants and have a more informed conversation about which ones to test for.
Mold grows wherever moisture lingers. Common causes are leaky roofs, plumbing problems, condensation, damp basements, and poor ventilation. People sensitive to mold may experience nasal congestion, coughing, wheezing, and eye irritation. Those with asthma or weakened immune systems may react more strongly.
The CDC notes that airborne mold is present virtually everywhere. The question isn’t whether your home has airborne mold spores (it does). What’s more important is whether the types and quantities present are normally found in the average indoor environment or if they’re abnormal. Lastly, airborne mold does not balance out and equalize in a structure, so you will get different readings from room to room. Avoid any testing company that does not recommend testing every room.
Radon is a naturally occurring radioactive gas that seeps into homes through cracks in foundations. It has no smell, no color, and no taste. The EPA estimates radon causes approximately 21,000 lung cancer deaths per year in the United States, making it the second leading cause after smoking. Long-term exposure is the concern, as health effects develop over years.
Colorado has areas with elevated radon levels, and the EPA recommends that all homes be tested. DIY test kits cost around $15 to $30 and provide reliable results.
Volatile organic compounds are chemicals that evaporate from everyday products. New furniture, fresh paint, flooring adhesives, cleaning supplies, and air fresheners all release VOCs into your home air. That “new furniture smell” is off-gassing. Formaldehyde, benzene, and toluene are among the most common.
Short-term exposure may cause headaches, eye irritation, and dizziness. Most off-gassing decreases over weeks or months. If symptoms started when you brought new products into your home, discussing VOC exposure with your doctor is a good starting point before investing in testing home air quality for these compounds.
Carbon monoxide is an odorless, colorless gas produced by anything that burns fuel, including gas furnaces, water heaters, stoves, fireplaces, and attached garages. At low levels, it can cause headaches and fatigue that mimic flu symptoms. At high levels, it can be fatal.
Every home should have carbon monoxide detectors, regardless of whether you pursue professional air quality testing. The U.S. Consumer Product Safety Commission recommends at least one on every level of your home.
Dust mites are microscopic organisms that thrive in bedding, upholstered furniture, and carpet. Their waste products are a common allergen, and the American Lung Association estimates they’re present in four out of five U.S. homes. Particulate matter (PM), the tiny particles suspended in the air from cooking, candles, and outdoor sources, is a related concern. Fine particles (PM2.5) are small enough to reach deep into the lungs.
Homes built before 1978 may contain lead-based paint. Homes built before the 1980s may contain asbestos in insulation, floor tiles, or pipe wrapping. These materials are generally safe when undisturbed, but renovation or deterioration can release particles into the air.
If you’re planning to work on any home, testing before you start is smart planning, not paranoia. Even brand new homes have the potential for asbestos from building materials imported from outside the United States.
NOTE: it is illegal in Colorado for a contractor to remove building materials from a home/building of any age without first having it tested for asbestos
Your doctor’s input, combined with your own observations, can often point you in the right direction before you hire anyone. The EPA and CDC both emphasize that visual inspection and source identification are more reliable starting points than jumping straight into air sampling.
Walk through your home with fresh eyes. Check under sinks, around windows, behind furniture against exterior walls, and in your basement or crawlspace. Musty odors are a strong indicator of mold growth, even when you can’t see it. However, while thorough visual inspections or detecting problems by musty odors are reliable, you can not see what is potentially hiding under flooring or within a wall cavity.
Check your combustion appliances. Gas furnaces, water heaters, and stoves should vent properly to the outside. Blue flames are normal; yellow or orange flames can indicate incomplete combustion.
Think about what’s changed. Do you have new furniture or flooring? Recent painting? A water leak you didn’t fully dry? These events create timelines that help identify likely contaminants.
If symptoms improve when you open windows and get fresh air flowing, that points toward something in your indoor air. Check whether your air conditioning filters are clean. Monitoring indoor humidity with an inexpensive hygrometer can reveal moisture issues; the EPA recommends keeping it between 30% and 50%.
After talking with your doctor and doing your own inspection, you may find that professional testing would give you the answers you need. When your doctor has confirmed that your health problems could have an environmental component, testing home air quality becomes a logical next step rather than a shot in the dark.
Testing makes sense when you can’t identify the source on your own, after water damage (hidden moisture can create mold problems behind walls), before renovation in older homes where lead or asbestos may be present, or when you need documentation for a real estate transaction or insurance claim.
Radon is the one exception. Testing makes sense regardless of symptoms. Because long-term exposure carries such a real risk, the EPA recommends all homes be tested at least once, with re-testing every two years.
If you decide professional testing is the right next step, the most important question to ask any company is whether they are independent from remediation. A company that both tests for problems and sells the fix has an obvious conflict of interest. It’s like having your mechanic perform your state inspection; they profit from finding problems.
The one job of a good independent testing company is to give you accurate, unbiased results. They don’t make money from remediation, don’t have contractors who pay referral fees, and they don’t benefit from inflating your results. Their reports work for you, not for a sales pipeline.
Beyond independence, look for companies that use real-time testing technology rather than relying on older antiquated testing methods where you have to wait for results. Real-time digital instruments are expensive and many testing companies don’t invest in the best.
The new technology provides results during your appointment, not days or weeks later. They also allow the technician to test every room where your family spends time, which matters because air pollutant levels can vary dramatically from one room to the next.
